Tudorvale Properties Group started development in 2008 to designs supplied by TP Bennett that are arced and dramatic. Locals have called the building ‘Bezier’s Bum’. No one seems to have taken into account the design actually helps diffuse noise levels in such a bustling environment.

The Future Lighting solution

One of the biggest frustrations for Bezier was the damage that was being done to light fittings and lamps that were not being commissioned correctly. We undertook an audit and isolated the problematic fittings that were then set up correctly. Re-commissioning sensors near glazed panels was a priority Being proactive in the way lights are audited; changing practices to promote ‘best’ practice.

In addition, attention was given to sizing, colour rendering and light output. Considerable time designing the most appropriate, durable and aesthetically pleasing result paid off. In addition the overall light levels were improved in entrance lobbies, corridors, and utility areas. We set about reducing costs and energy use overall.

New LED lights pay for themselves with the money saved each year

The savings made at Abbey Mills are hefty. The lighting upgrade totalled £72,000 and will reduce energy costs from £20,495 to £645 per annum. The ongoing maintenance cost of £7000 has been eradicated and the system is now covered by Future Lighting’s five-year Full P&L Warranty. Both Gateway Property Management and Abbey Mills residents were delighted to discover that their return on investment (ROI) will only be 32 months
